SLA awards tenders for Dempsey Road properties to Power Moves and Florte Design

Power Moves won the tender for 13 Dempsey Roadway (# 01-05 and # 01-07) and 13A Dempsey Road. The real estates, which are accepted for health and fitness utilization, inhabit an acreage of 9,657 sq ft and have a consolidated estimated gross floor area (GFA) of 8,783 sq ft.

Curio Home Accents provided the highest rate bid of $40,000 pm. Additional bidders include Lotusonwater Feng Shui ($21,700 pm), Maywell Lifestyles ($13,244 pm), V-Zug Singapore ($12,500 pm), Elliott’s Antiques ($12,000 pm), Estudio Technologies ($10,800 pm) and Petizen ($5,000 pm).

Power Moves is a pilates studio that currently runs at Novena Specialist Centre. The studio submitted a bid of $41,200 per month (pm), surpassing 4 many other proposals for the site.

She includes that the higher weightage of the quality component in current tenders at Dempsey is a testament to SLA’s efforts in finding ideas that will inject excitement to the community.

The Singapore Land Authority (SLA) had already started both tenders in between March and April, seeking to further enhance Dempsey’s reputation as a distinct lifestyle and health enclave.

Florte Design’s proposal of $17,904 pm presented the third greatest price proposal received for the estate. However, it had the highest bundled score based on both value (which brought a 40% weightage) and quality (60% weightage).

Power Moves’ proposal of $41,200 pm works with a 8.4% premium over the following highest bid of $38,000 pm that was submitted by Lotusonwater Feng Shui. Different bidders feature Theta Collective ($22,000 pm), The Smok Hous ($13,777 pm) and Hub Solutions ($7,007 pm).

The Singapore Land Authority (SLA) and Singapore Tourism Board (STB) have recently awarded two different tenders for real properties along Dempsey Roadway. Both of these tenders come along with a first five-year rent, with the option to expand for an additional phrase of four years.

The units at 13 Dempsey Road utilize a projected land area of 5,423 sq ft and have a GFA of around 4,905 sq ft.

“Our efforts to launch brand-new artistic principles to Dempsey are beginning to materialize,” claims Carrie Wong, director of business planning and development branch at SLA.

Florte Design aims to open a market place for retail floral and lifestyle merchandise on the area with an all-day cafeteria services floral-infused beverages. The real estate will even include a fitness shop and a flexible event space-cum-photo studio with botanic arrangements.

Power Moves’ proposition consists of establishments like a pilates studio, beauty centre, a café, and rooms giving nutritional counselling and some other wellness-based services. The studio is going to also deliver community campaigns such as outdoor work out and meditation courses, walkathons and themed pop-up events to lure crowds.

The tenders for both sites closed on May 29 and were analyzed based upon cost and premium elements.

SLA awarded a different tender for 13 Dempsey Roadway (# 01-01, # 01-02 and # 01-06) to Florte Design. The company runs domestic floral center The Florté. It defeated seven other tender proposals for the property, which is approved for artistic lifestyle uses.

In addition, Florte Design intends to work with local area artists, performers and close-by services to offer cross-promotional activities and foster town interaction.
